Terms of Service

Version 1.3. Effective October 12, 2026.

These Terms of Service ("Terms") cover your use of Own It University's course, community and VIP plan (together, the "Services"). The Services are operated by Own It U LLC, a Michigan limited liability company ("Own It University," "we," "us"). Nothing in these Terms is legal advice to you.

1. Who can buy, and agreeing to these Terms

You must be 18 or older to create an account or buy anything from us. At checkout you confirm that you are 18 or older and that you agree to these Terms and our Privacy Policy. By using the Services, you agree to these Terms.

2. Your account

  • Give us accurate information when you sign up.
  • One person per account. Your access is personal to you. It can't be shared, sold or transferred, including to a household, team or business.
  • You're responsible for what happens under your account and for keeping your login safe.
  • We may suspend or close an account that breaks these Terms, including a shared account.

3. What you buy

  • The Course ($997, one-time). A personal, non-transferable license to the recorded course lessons for 24 months from the date of purchase, while your account is in good standing. Access is not lifetime. The Course also includes access to our private Discord community, where T J Typinski is your accountability coach, and a one-on-one intro call with T J.
  • Bonuses with the Course. When you buy the Course you also get these three bonuses, for the same 24 months as your Course access: the Deal Analyzer Toolkit, tools for running the numbers on a property (it is not the Own It deal calculator described under "Things that are coming"); the Contracts, Scripts & Templates Pack, sample contracts, scripts and templates for you to adapt (the contracts are samples only; have your own attorney review any contract before you use it); and Access to Off-Market Deal Opportunities, a members-only, read-only channel in our Discord where off-market deals are posted by their owners or by licensed agents. We don't promise that any deal is below market value, and we don't vet, recommend or broker these deals for you; do your own diligence. If Hassan Scheib, Own It Realty or Own It University has an interest in a deal or is paid on it, the post says so.
  • VIP ($97 a month, optional). A private chat channel in the Own It University Discord that Hassan Scheib takes part in, and a weekly group coaching call with Hassan by video. The day and time are posted in the VIP channel, and we give at least 30 days' notice before changing the regular schedule. Calls may be recorded; we say so at the start of each call, and recordings are shared only inside VIP. If a weekly call is cancelled and not made up in the same week, you can ask us to refund one quarter of that month's VIP fee. If the chat or the calls are withdrawn, you can cancel and we refund the unused part of your current month. Group calls are not one-to-one coaching. Hassan takes part as a coach: he is not acting as your real estate broker or agent, no member becomes a client of Own It Realty through VIP, and nothing said in the chat or on a call is legal, tax or investment advice for your situation.
  • Things that are coming. An AI coach built on our course lessons and the Own It deal calculator are coming to VIP members. Neither is part of your plan until it ships, and we don't promise a date or that either will ship. When one does, we email VIP members. Anything else described as "coming" is likewise not part of your purchase until it ships.
  • Changes to content. We may add, change or retire lessons, resources and community features over time, with no promised schedule. If we remove something you paid for and can no longer give you access to the Course or VIP as described above, the Refund Policy's non-delivery terms apply.

4. Payment, renewals, refunds and cancellation

Payments are processed by Whop. The Course is a one-time payment. VIP renews automatically every month at $97 on the same date until you cancel. Prices and billing terms are shown at checkout before you pay.

Cancel VIP anytime, in one click, from your account page, from the cancel link in any of our emails, or by emailing [email protected]. Cancelling stops the next charge, and you keep access until the end of the month you've paid for.

Refunds are covered by our Refund Policy, linked at checkout. In short: there is no change-of-mind refund on the Course or VIP, and you are owed a refund if we don't deliver what you paid for. None of this affects your rights under the consumer law of your country.

5. Education only, not professional advice

Own It University provides general real estate investing education. Nothing in the course, the community, the VIP chat, the calls or any tool is legal, tax, accounting, financial or investment advice, and we are not acting as your real estate broker or agent. You're responsible for your own decisions and should get advice from licensed professionals (an attorney, CPA or broker) for your situation.

We are not a law firm. Any sample forms we share are for you to review with your own attorney, and we don't draft or review documents for your specific deal.

6. No guarantee of results

Real estate investing carries risk, including losing money. We don't guarantee any income, profit, number of deals, timeline or other result.

We don't have data on what students typically achieve. Results vary, and many people never complete a deal. Your results depend on your effort, your market, your money and things outside our control. Any result mentioned in our marketing is not typical and is not a promise.

7. Wholesaling and licensing

If you wholesale or invest using what you learn from us, you agree to:

  • Not publicly advertise a specific property for sale or rent unless you own it or hold a real estate license and follow the advertising rules that apply.
  • Not claim to be a licensed real estate broker or agent unless you are one.
  • Follow the licensing, advertising and disclosure laws of the state where you do business. Our content focuses on Michigan and doesn't cover every state's rules.
  • Check your own obligations with your own attorney before you do a deal. We teach a method; we don't certify that following it makes you compliant.

8. Community rules

These rules apply in our Discord, including the VIP channel, on top of Discord's own terms:

  • No public advertising of specific properties you don't own (see Section 7).
  • No income claims and no recruiting people with promises of results.
  • No selling or pitching other members without permission.
  • No harassment, hate speech or abuse.
  • No recording or screenshotting other members' private conversations without their consent.
  • No sharing other members' personal information.

We moderate the community and may remove posts or members who break these rules. Removal for breaking the rules is not a reason for a refund.

9. Our content

Our lessons, materials and branding are licensed to you for personal use, not sold. Don't share, resell, record or republish them. You keep ownership of what you post, and you let us host and display it to run the community.

10. AI-generated content

Some of our marketing uses AI-generated presenters, voices or scenes. AI-generated people are never presented as our students or customers, and they never describe results as their own.

11. Calls and recordings

Calls, including the intro call and VIP calls, may be recorded, and we say so at the start. If you don't want to be recorded, tell us at the start of the call and we'll accommodate you where we reasonably can.

12. Testimonials

We publish testimonials only with the person's signed consent, with the disclosures the law requires, including any connection they have to us.

13. Prohibited use

Don't break the law, infringe anyone's rights, scrape or resell our content, use the Services to market property you're not allowed to market, or interfere with the Services' security or operation.

14. Ending your access

We may suspend or end your access for breaking these Terms, for non-payment or for abuse. Sections that should survive by their nature (content ownership, disclaimers, limits of liability and disputes) survive.

15. Disclaimers

THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT, TO THE EXTENT THE LAW ALLOWS.

16. Limits of liability

To the extent the law allows, our total liability for any claim about the Services is limited to what you paid us in the 12 months before the claim, and we aren't liable for indirect, incidental, consequential, special or punitive damages, or for lost profits or deals. Some states don't allow these limits, so they may not apply to you. Nothing here limits your rights under the Michigan Consumer Protection Act or any other consumer protection that can't be waived.

17. Indemnity

To the extent the law allows, you agree to cover our losses from claims caused by your breach of these Terms or by your own real estate dealings.

18. Disputes

Michigan law governs these Terms, and disputes go to the state or federal courts in Wayne County, Michigan. If you're a consumer outside the United States, the mandatory consumer laws of your country still apply to you.

19. Messages from us

By creating an account, you agree that we can send you account and service messages by email or in our community. We send text messages only if you separately opt in.

20. Changes to these Terms

We may update these Terms. We post changes with a new version number and effective date and email active members about material changes. Using the Services after the effective date means you accept the updated Terms. Price changes for VIP get 30 days' written notice.

21. Accessibility

If something on our site or in the Services is hard to use with assistive technology, email [email protected] and we'll help.
