Pages of the Deal-Analysis Checklist: comps table, repair list and maximum offer worksheet Free PDF
  • Pick comps that hold up. Closed sales, not list prices, with a three-comp table to fill in.
  • Price repairs line by line, from the roof to the paint, with a contingency built in.

What's inside

Seven sections. One deal at a time.

Fill in the blanks with your own research on each property, in any market, whether it's down the street or across the country.

  1. 1

Pull this before you run numbers

The eight facts and records to gather first, from the county parcel record to tax status and recent sales nearby.

  2. 2

    ARV: picking comps

Four rules for comps that hold up, and a three-comp adjustment table that gives you an after-repair value.

  3. 3

    Repair estimate

Ten line items from roof to flooring, plus a contingency line for the surprises.

  4. 4

    MAO: your maximum allowable offer

The formula and a fill-in worksheet, so you walk in knowing the most you can pay.

  5. 5

    Exit check

Wholesale, BRRRR and flip side by side: refinance math, holding costs and selling costs.

  6. 6

    Buying from a distance

Remote inspections, local eyes you can trust, property manager questions and a wire-fraud check.

  7. 7

    Red flags

Six problems to check before you sign, from title issues and back taxes to open code violations.

Comps

Value the house on what buyers paid, not what sellers hope.

A listing price is a seller's guess. A closed sale is what a buyer actually paid. The checklist shows you how to pick three comps that match your property and adjust them into one after-repair value.

  • Same style, similar size, similar condition
  • Closed sales only
  • Condition and location adjustments, written down

Repairs and offer

Walk it room by room. Then do the math.

Price each repair on its own line, add a contingency, and run it through the MAO formula. You end up with a number you can stand behind, and a reason for every dollar in it.

  • Roof, mechanicals, electrical, plumbing and more
  • A 10% contingency line
  • MAO = ARV √ó your buyer's discount ‚àí repairs ‚àí your fee

Out-of-town deals

Not local? Check it anyway.

If you can't walk the property yourself, the checklist swaps in the steps that protect you: a licensed inspector's report with video, someone on the ground who works for you, and a call to the title company on a number you found yourself.

Hassan Scheib
Why this checklist exists

Created by Hassan Scheib.

Hassan bought his first property in 2008. He paid cash, hired the wrong contractor and watched the budget blow up. That deal taught him to run every number before he makes an offer.

He went on to build a rental portfolio, start a wholesaling business and, since 2016, run his own brokerage, Own It Realty. This checklist is the habit he still uses on every deal, written down so you can use it on yours.

$500M+ is the value of real estate deals Hassan has been part of through his own investments. It is deal volume, not his income or profit.
